Warning: Coastal Homes at Significantly Increased Risk of Corrosion
Why a Protective Coating for your External Surfaces is So Important


Recently, coastal homes have become increasingly popular as more people seek the quality of life afforded by moving closer to the water. The views, lifestyle, luxury and increasing demand for waterfront properties accounts for the higher prices that they often command at market.

But what of the other costs of living near the water? We’re talking about the increased risk of corrosion that all owners of coastal real estate should be aware of and protect against.

Salt and minerals from the sea become airborne and are blown on to all external surfaces near the coast. In this way, many external surfaces used in construction such as timber can quickly degrade. But you may be surprised to learn that glass and stainless steel surfaces will also quickly degrade without the right protection.

Most people believe that glass and even stainless steel are smooth, but when magnified, even these seemingly smooth surfaces show millions of pores. Although these pores are invisible to the naked eye, they can trap minerals and other corrosive substances. As the salt and minerals build up they create a visual film or cloudiness. If this build-up is left too long it will permanently damage the surface.

In the case of glass the permanent damage will show up as a cloudy film, which looks ugly and beneath the surface is actually pitting and etching the glass. This cloudy appearance can get to the point where no amount of cleaning will remove it. Imagine having your million dollar views being ruined in a matter of months from mineral build up. Your only choices, once the glass has reached this stage of degradation, are a glass restoration or complete replacement.

Stainless Steel may also present with pitting and etching. But the most common effect of salt air corrosion on stainless steel is tea staining. This tea staining is very unsightly; and is often mistaken for rust. Actually it is just a result of contaminants left on the surface oxidising and leaving the staining effect, which is very difficult to remove without damaging the surface, and de-values your home.

You’re property doesn’t even need to be absolute waterfront to experience rapid corrosion - any properties within 3km of the coast (up to 5km in exceptionally windy areas) will also be affected.

Regular maintenance is not enough to protect surfaces exposed to salt air. The salt air just breaks down surfaces too quickly. The best form of protection is an ultra-thin, permanent protective coating such as Enduroshield.
